The average sale price of $479,000 was nearly unchanged from a year ago, while the average asking price rose to $565,000. Overall, Edgemont’s year-to-date figures show fewer sales and longer selling times than in 2025, alongside lower average sale prices. October’s unchanged sales count and near-asking-price sale ratio offer a more stable snapshot for the month.
