September brought a noticeable shift in Edgemont’s real estate market, with fewer homes entering the market and fewer properties selling compared with previous years.
There were 25 new listings in September 2026, down from 35 in September 2025—a 28% decrease. Total sales also declined, with 10 homes sold in September 2026, compared with 16 in 2025, 18 in 2024, and 16 in 2023.
The average sale price was $551,000 in September 2026. While this was lower than September 2025’s average of $861,000, it was higher than the averages recorded in September 2024 and September 2023.
These numbers suggest a more measured market, with reduced activity on both the buying and selling sides. For homeowners, changing market conditions make accurate pricing and a thoughtful marketing strategy especially important. Buyers may find opportunities in a market with less competition, but should still be prepared to act when the right property becomes available.
